As the UK construction industry continues to raise the bar on quality, safety and sustainability, 2025 brings in a number of regulation updates that will shape how we build.
At Hamilton, we’re committed to staying ahead, helping our clients understand these changes and delivering projects that meet (and exceed) the latest standards.
Future Homes Standard (FHS)
Set to be enforced from 2025, the FHS will require all new homes in England to be ‘zero-carbon ready.’ That means:
- No gas boilers – replaced by heat pumps and other low-carbon alternatives
- Improved insulation – to reduce heating demand and improve energy efficiency
- Smart ventilation – typically MVHR systems, balancing indoor air quality with energy use
- Biodiversity measures – a 10% net gain in biodiversity on development sites
The result? New homes will produce 75-80% less carbon emissions than those built under previous standards.
Building Safety Regulations
Underpinned by the Building Safety Act, updated legislation brings new emphasis on responsibility and record keeping, especially for high-rise and complex buildings. Key elements include:
- The Golden Thread – a digital trail of information kept throughout a building’s lifecycle
- Clear accountability – defining roles for all parties involved in safety-critical decisions
- Tighter oversight – increased inspection and compliance requirements
These updates are designed to improve transparency, traceability, and ultimately, trust.
Sustainability in Construction
Sustainability is no longer a bonus, it’s a baseline. In 2025 and beyond, construction practices must reflect this shift:
- Eco-conscious materials – including low-carbon options and recycled content
- Waste reduction – through smarter logistics and onsite practices
- Renewable integration – like solar, battery storage and EV infrastructure
At Hamilton, sustainability is embedded into our projects, from social housing retrofits to new builds, ensuring they align with both current regulations and future ambitions. With industry-recognised digital tools, a trained and adaptable workforce, and a collaborative ethos, we’re building with both the present and future firmly in mind.
